LIVING & GATHERING SPACES

• The bright, open-concept main level centers around a dramatic two-story family room with soaring windows and abundant natural light. The comfortable living area provides plenty of space to relax and enjoy the large TV, while the adjacent dining area offers a welcoming place to gather for meals.
• The spacious kitchen is fully equipped for everything from morning coffee to family dinners, with generous counter space, a large island and modern stainless-steel appliances. The open layout makes it easy to stay connected with everyone while cooking or entertaining.
• Upstairs, a spacious loft-style family room provides a separate area to relax, watch TV, play games or simply give everyone a little extra room to spread out. The loft also features a full-size sleeper sofa, providing additional sleeping space when needed.

BEDROOMS & SLEEPING

• The home offers four bedrooms across two levels, providing a comfortable and flexible sleeping arrangement for families and groups.
• The spacious downstairs primary bedroom features a king-size bed and private bathroom, creating a comfortable retreat with added privacy. A second downstairs bedroom also features a king-size bed and private bathroom, making the layout especially convenient for multiple couples or families traveling together.
• Upstairs, one bedroom features a queen-size bed, while the fourth bedroom is designed with families and kids in mind, featuring two twin bunk beds that comfortably sleep four. These bedrooms share a full bathroom and are conveniently located near the upstairs loft.
• For additional flexibility, the upstairs loft includes a full-size pull-out sofa bed. Throughout the home, you'll enjoy 600-thread-count Egyptian cotton sheets for a comfortable night's sleep.

The bathrooms are stocked with luxury Turkish cotton bath towels and thoughtful amenities to make your stay more comfortable. Guests will also find organic shampoo, conditioner and body wash provided for their convenience.

A car is recommended for getting around Austin, and Turico Manor is conveniently located in Southeast Austin with easy access to major roads and some of the area's most popular destinations.

Circuit of The Americas (COTA), home to Formula 1's United States Grand Prix and a year-round destination for motorsports, concerts and events, is approximately 4 miles away. Austin-Bergstrom International Airport (AUS) is approximately 8 miles away, making airport arrivals and departures especially convenient.

Downtown Austin is approximately 12 miles away, with convenient access to major roadways connecting you to downtown, South Congress and East Austin. Tesla's Gigafactory Texas is also nearby, making the home a convenient option for visitors working at or visiting the facility.

Ride share services such as Uber and Lyft are readily available in the Austin area. A private vehicle is recommended for the easiest access to Austin's attractions, restaurants and entertainment.

ADDITIONAL DETAILS:

• Maximum occupancy is 12 guests.
• Quiet hours are strictly enforced from 10 PM to 10 AM.
• No parties or large gatherings are allowed.
• Only registered guests are permitted on the property unless approved in advance.
• This property is located in a family-friendly neighborhood with long-term residents. Please be respectful of our neighbors at all times.
• No checkouts are permitted on Saturdays.

POOL & OUTDOOR AREAS:

• The private pool is available for guest use during your stay. There is no lifeguard on duty, and guests use the pool at their own risk. Children must be supervised by an adult at all times. Please do not run around the pool area, dive into the pool, or use glass containers in or around the pool. Please follow all posted pool safety rules and keep the pool area secure when not in use.
• Enjoy the backyard BBQ! Please clean the BBQ after each use and follow the cleaning instructions provided in the Guest Guide. All surrounding surfaces and countertops must also be wiped clean of grease, food, and debris. A $75 cleaning fee applies if the BBQ is not properly cleaned after use.

PET POLICY:
We love dogs, but we have a few simple rules to keep our space clean and comfortable for everyone. A pet fee applies.

• Adult dogs only — dogs must be 18 months or older and weigh less than 50 lbs.
• Dogs are not allowed on furniture, including couches, chairs, and beds. Signs of paws or fur on furniture may result in a cleaning fee.
• Please clean up after your dog. All waste must be picked up before checkout.
• Dogs must be on a leash when outside the property.
• No cats are allowed.
• A $150 cleaning fee applies if these pet rules are not followed.

SMOKING POLICY
For the comfort of all our guests, smoking or vaping inside the home is not permitted. If signs of smoking or vaping are found indoors, a $200 cleaning fee will be applied to restore the home for the next guest.

TRASH & RECYCLING:

• Please place the trash and recycling bins at the curb Sunday evening for Monday morning collection. Garbage is collected every Monday at 7:00 AM, while recycling is collected every other Monday. The current recycling schedule is posted in the garage and included in the Guest Guide for easy reference. Please check the schedule during your stay and place the recycling bin at the curb on the appropriate Sunday evening. After collection, please return the bins to their designated location.
• If all of your trash fits inside the property's garbage bin, simply place it in the bin and you're all set. If you have more trash than will fit, no problem — you may leave the additional trash at the property and we will take care of it for a $50 disposal and handling fee per 96-gallon equivalent of excess trash. Please keep any excess trash together in the designated area next to the garbage bin.
• If the trash or recycling bins are not placed at the curb for their scheduled collection, we will be happy to arrange a special trip to address the missed collection. A $50 fee will apply for this service.

PARKING & GARAGE

• The two-car garage is available for guest use and includes a 220-volt EV charging station. Two additional vehicles may be parked in the driveway, and street parking is available as permitted by neighborhood regulations.
• A garage door opener is provided for your convenience. If you use the garage door opener during your stay, please leave it inside the home when you depart. A $50 replacement fee will apply if the garage door opener is not returned.

AGE REQUIREMENT

• To help ensure a respectful environment for our guests and neighbors, all primary renters must be at least 26 years of age.

CANCELLATION POLICY

• Cancel 7 days before the check-in date for a partial refund.

As part of our effort to help you relax and enjoy your stay, the property participates in a commercial guest damage protection program that provides protection for eligible guest-caused damage. Coverage is subject to applicable terms, conditions, limits and exclusions, and guests remain responsible for any damage or costs not covered by the program.
